  1. Slide 1

Who Can Prove They Did It Right?

Hello, and thank you for joining. This is part one of a short five-part series from CPI, Community Procurement Independent. Each part takes about three or four minutes. Today's question matters to every board member, manager, vendor and professional who works with community associations in Florida. After a storm, who can prove they did it right?

  2. Slide 2

The series, in five short parts

Here is where we are going. Part one is the question every board is asked after a storm. Part two shows two futures from the same storm. Part three explains why you can trust CPI, and how it is paid. Part four shows three simple layers: learn, prove and connect. Part five lays out your choices and one simple next step. There is no pressure anywhere in this series. You can stop after any part, and you can start learning for free today.

  3. Slide 3

    One question after every storm

When the wind stops and the water goes down, the questions start. Owners ask them at the next meeting. Insurers and inspectors ask them on paper. Sometimes lawyers ask them months later. And it is always the same question, in different words. Can you prove you did it right? Did you hire licensed people? Did you meet and record your decisions? Did you keep the receipts, the photos and the scopes of work? Most boards do their best. Far fewer can prove it. The difference is not courage or good intentions. It is a file, a method and a trained board, put in place before the storm arrives.

  4. Slide 4

Three things people believe, and the rule

Here are three things people often believe after a storm, and what the rules actually say. First: anyone can fix roofs now. No. Only licensed contractors may do that work, and unlicensed contracting in a declared emergency is a felony in Florida. Second: we will cover your deductible. That offer is a warning sign. Waiving or rebating a deductible is insurance fraud, and owners can be pulled in too. Third: the deadlines are extended for everything. Some state licensing deadlines are extended. Your insurance notice and flood-claim deadlines run on their own clocks. This is education, not legal advice, so always confirm with your own counsel.

  5. Slide 5

Which would your board have believed?

So here is a fair question to ask yourself. Which of those three would your board have believed, on the second day after a storm, tired, without power, with owners calling? Most good people would believe at least one. Here is the one rule worth remembering. An emergency order changes who may help, and when some paperwork is due. It does not change how the work must be done, what it may cost, or what you owe your insurer, your neighbors and your members.

In part two, we will look at one community and two futures from the same storm. Until then, the free training library is open to everyone at cpi-results dot com slash learnfast. Thank you for watching.

  1. Slide 1

    Two Futures, Same Storm

Welcome to part two. In part one we met the question every board is asked after a storm. Now let's see what the answer looks like, in one community, with two very different years.

  2. Slide 2

Sound Side Commons (an illustrative example)

Meet Sound Side Commons. It is fictional, a teaching case built from patterns that commonly show up after Gulf Coast storms. It sits in Navarre, on Santa Rosa Sound. There are one hundred forty homes in a homeowners association, and a sixty-unit condominium tower with its own association. They share a clubhouse, a pool, docks, a gate and stormwater ponds. One management firm runs both. Now imagine a hurricane comes ashore near Destin. Much of the physical damage cannot be avoided. But a large share of the second wave of harm can be.

  3. Slide 3

    Same storm. Different year.

Here is the first future. The board hires whoever knocks first. It pays a big deposit to get on a list. Records are scattered, or lost with the power. Contracts are signed in a rush, and a claim deadline slips by. Months later, neighbors are still arguing about who decided what. Now the second future. Same storm, same damage. But this board built its file before the storm. It already knows which vendors are licensed and verified. It meets, decides and records. Every job has a written scope, a permit and a receipt. Deadlines are on the calendar. The storm was the same. The year was not.

  4. Slide 4

    Everyone is waiting for everyone

So why doesn't every community choose the second future? Because everyone is waiting for someone else to go first. Boards wait for good vendors to show up. Vendors wait for boards to ask. Managers wait for their boards to decide. Professionals wait for an audience. Everyone waits, so nobody moves. And then the storm decides for them. Each of them has a quiet fear. The board fears owners will blame them. The vendor fears paying and getting nothing back. The manager fears more work. The professional fears looking like a salesperson. Those fears are reasonable. The way out is not to ask anyone to bet on everyone else. It is to give each person something that works for them alone, starting today.

  5. Slide 5

    CPI goes first

That is why CPI goes first, and already has. The free training library, the free Florida vendor search, the weekly newsletter and the Executive Briefing are built and running today. Every paid step is designed to pay off for you on its own, even if nobody else in your area joins this year. The network is the bonus that grows over time. It is never a promise you have to bet on. Why You Can Trust CPI (tap to open)

  1. Slide 1

    Why You Can Trust CPI

Welcome to part three. In part two, we saw that everyone is waiting for everyone else to go first. Before we talk about any price, let's talk about trust, because nothing else matters without it. Here is how CPI is built, and what it will never do.

  2. Slide 2

    Nobody pays to win

CPI runs on a written Trust Charter of ten rules, and they are non-negotiable. Rule number one is no pay to rank. No vendor can pay to improve its position, its visibility or its match score. Results are ordered on merit and on the facts. A vendor who pays for training or verification gets the training and the verification. That is all. Nobody pays to win, ever.

  3. Slide 3

How CPI is paid, and what money can never buy

Most platforms hide how they are paid, because how they are paid is the catch. CPI does the opposite. Every way CPI earns money is on one public page. You pay for a service you receive: training, the newsletter, verification, or the Executive Briefing. Here is what is never for sale: leads, rankings, referrals or introductions. There is a firewall that keeps payment out of buying decisions, permanently.

  4. Slide 4

    The Stewardship Pledge

Trust is not given once. It is earned in every conversation, every disclosure and every decision. The CPI Stewardship Pledge puts that in writing: ten commitments in plain language, drawn from the professional codes many of you already live by. It is free to take, it takes about two minutes, and the badge is earned, never bought.

  5. Slide 5

What fair dealing means for you

What does that mean for you? If you serve on a board, vendors are ordered on merit and on the facts, so you can explain your decision to any owner who asks. If you are a vendor, you compete on quality and proof, not on who pays the most. If you are a manager, you get one fair method for every community you run, so you are not reinventing the process each time. And if you are an owner, decisions are made in the open and kept on record, so you can see how your money was spent.

  6. Slide 6

    The insurance firewall

One more wall matters a great deal after a storm. CPI never places, prices or recommends insurance. It never recommends adjusters or attorneys. And it takes no money from any claim. When CPI talks about insurance, it is education only, so you know which questions to ask your own licensed professionals. That keeps CPI neutral, and it keeps you protected.

  7. Slide 7

Up next · Part 4: Learn, Prove, Connect

So, to recap part three. Nobody pays to win. You pay only for a service you receive. Leads, rankings, referrals and introductions are never for sale. The Pledge is earned, never bought. And CPI stays out of insurance and claims. In part four, we will look at three simple layers, and how to climb them one step at a time. Thank you for watching.

  1. Slide 1

    Learn · Prove · Connect

Welcome to part four. You have seen the need, and why CPI can be trusted. Now here is the simple picture of how it works.

  2. Slide 2

    Three simple layers

There are three layers. Learn is free and carries no risk. Prove is paid, and every step pays off for you on its own. Connect grows as more people join. You climb one step at a time, and you never have to pay for something that only works if other people show up. Nobody pays to win.

  3. Slide 3

    Layer 1 · Learn (free)

Layer one is learn, and it is free. The CPI Training Library has short documentary films filmed on the real platform, with audio you can listen to, and guides and playbooks you can download. There are also four free sample issues of the weekly newsletter. Start here, at cpi-results dot com slash learnfast. Nothing on this page costs anything.

  4. Slide 4

Layer 2 · Prove (paid, pays off alone)

Layer two is prove. The CPI Online newsletter is four hundred ninety-five dollars a year, and every new member also gets ninety days of Weekly Training free. The Executive Briefing is three thousand seven hundred fifty dollars. It is three live ninety-minute online sessions for up to twelve people from your board, your management team or your company. Each person takes an assessment, a knowledge test and a certification test, and earns a certificate on passing. The Full Program is seven thousand five hundred dollars, and adds the twenty twenty-seven membership year. Each of these pays off for you, even if nobody else joins.

  5. Slide 5

Already built: the pot is boiling

There is an old story called Stone Soup. Nobody in the village will add anything to an empty pot. Once the pot is boiling and smells good, everyone adds something. CPI's pot is already boiling. The training films, the audio and the downloadable guides are ready. The free Florida vendor search already lists tens of thousands of companies. The weekly newsletter has free sample issues you can read today. And the Executive Briefing runs with real tests and real certificates. You are not being asked to fund a promise. You are being invited to taste what is already cooking.

  6. Slide 6

Layer 3 · Connect (grows with you)

Layer three is connect. It starts with the free Florida vendor search, with no login and no pay to win. Results are ordered neutrally, and payment never affects ranking. As more people join, connect grows: requests matched on merit, the Professional Circle, the Guild, and local chapters later on. It opens to members as numbers grow. Nobody pays for it in advance.

  7. Slide 7

Up next · Part 5: Your choices and one next step

So, to recap part four. Learn is free. Prove is paid, and pays off for you on its own. Connect grows as more people join, and nobody pays for it in advance. In part five, the last part, we will lay out your choices in three simple steps, and one easy next step. Thank you for watching.

  1. Slide 1

Your Choices and One Next Step

Welcome to part five, the last part of this series. So far you have seen the question every board is asked after a storm, two futures from the same storm, why CPI can be trusted, and three simple layers. Now here are your choices, laid out simply, with no pressure.

  2. Slide 2

Your choices, in three simple steps

Everything CPI offers is on one page: cpi-results dot com slash online slash choices. Step one, learn for free. Step two, choose what fits you. Step three, pay by card online, or ask Paul for an invoice. If you are not sure, start free. If you want the method every week, choose the newsletter. If your board, team or company wants to be ready before the next storm, ask for a short Decision Briefing about the Pilot or the Full Program.

  3. Slide 3

    Which choice fits me?

Which choice fits you? If you serve on a board, start with the free library, then look at the Executive Briefing on the Community track. If you are a manager or run a management firm, start with the newsletter, then bring the Briefing to your team and your boards. If you are a vendor, claim your free directory listing, then look at the Vendor track. If you are a professional who advises communities, apply to the Guild, then look at the Professional track. Every path starts free.

  4. Slide 4

    Clear terms, stated once

Here are the terms, stated plainly and once. The newsletter is four hundred ninety-five dollars a year, with a thirty-day refund. The Executive Briefing and the Full Program are a commitment, so there are no refunds. If someone misses a date, they simply join a later group at no charge. And if you are not ready to commit, that is fine. Start free, and come back when it fits.

  5. Slide 5

    Watch your inbox

  6. Slide 6

    One step, and three names

So here is the one thing to do today. Pick one step that fits you. It can be the free library. Then write down three people who should hear this series: a board member, a manager, a vendor or a professional you respect. Send them part one. That is how good practice spreads, one trusted name at a time.
